For Buyers

If you are Buying an existing home, we perform an evaluation of all visible and accessible systems and components of the house as mandated by the Texas Real Estate Commission Standards of Practice guidelines.  Our detailed written report will list areas of concern we are reporting as well as suggestions for improvement.  Additional comments may also contain some advisories that we feel you need to consider that may fall outside the scope of reporting guidelines or may simply be advisories related to general upkeep and maintenance. 

Armed with our report, you will have a wealth of knowledge regarding the current condition of the home.  This knowledge will help you to proceed confidently in making your final purchasing decision.  To help you understand many issues that may be referred to on your inspection report we have provided a link to Microsoft's MSN "Home Maintenance"  site.  It has a wealth of easy to understand information, photos and tips on maintaining your home.

For Sellers

To prepare for the inevitable property inspection that will be ordered by a prospective buyer, you should be aware of your property's condition. Major deficiencies noted during the buyer's inspection may be used against you during the negotiation of the sale. Forewarned is forearmed and in today's competitive buyer's market you need every edge that is available.

With our report you will be able to move towards correcting these items before your next offer.  Don't let a poor inspection report jeopardize your sale!  The cleaner the inspection report is the quicker you will complete the sale.  In addition, in some cases our inspection report has been accepted by a potential buyer if the report has been performed within the last 30-45 days.
