This will ensure you have adequate time to have the property inspected and to consult with repairmen, architects or structural engineers if required.  We advise you to ask for 15 days minimum on your buyer option to provide you with ample time to make an informed and comfortable decision. Your inspection may uncover a structural concern or items that will require you to seek an outside opinion or repair estimate.  The agent representing you should happily endorse your request for additional time if your interests are their primary concern. New Construction or Third Party Inspections: These inspections are scheduled by appointment and can generally be completed within 24 hours of your call.   Emergency service, evening and weekend inspections are also available.  All work must be complete and Blueprints, engineered component drawings and truss manufacturer layout sheets must be on site at time of inspection or a re-inspection fee will apply. Payment Information: All inspections are due and payable at the time of inspection.  Credit cards, personal checks or cash are accepted.  A fee of $ 50.00 will be charged for returned checks.   Re-inspection fees are quoted by the inspector prior to being performed. Cancellation Policy: Inspections must be cancelled no later than a  full  24 hours from the booked time or a full inspection fee will be charged.   It is your responsibility to confirm that all work is complete and ready for inspection, all utilities and equipment are on and the house is accessible.  If all work is not complete or all utilities are not on,  an inspection will be performed, you will be charged the full amount and you will need to book a re-inspection for a later date.  Additional fees will be charged for the re-inspection.   If we are unable to access the house, NO inspection will be performed and a minimum fee of $ 125.00 will be charged.  Depending on location, a full re-inspection fee will be due if we return to perform the inspection after access is provided.
